House Rules

PLEASE READ ALL HOUSE RULES:
This is our family home

This is our family home owned and managed by our family.  We do our best to provide the basics in the home to get your started on your vacation time here.  Consumables that are left out for you, typically covers our guests for the time you are here. The items in the home such as toilet paper, paper towels, shampoo, conditioner, soap, lotion, trash bags, etc. may not be enough to carry you through your entire stay.  If additional items are needed you will need to acquire the items yourself.  There are several local stores you can choose to shop at. Vons, Stater Bros, Bear Mountain Jr Market, Lakeview Market, Boulder Bay Grocery store and the Dollar Tree.  If there is items remaining at the end of your stay, these belongs to the owner and we ask that you do not take anything that you did not bring yourself. We are very eager to safely accommodate all renters so please just be up front about your circumstances, watch noise levels outdoors and we will find a way to make it work without any problems or issues with local residents. This home does have 24/7 exterior only video recordings to protect our renters and property.

Once your reservation is confirmed, If booking with AirBNB, you will receive a message through Airbnb asking for your email address. So that we can forward you the written rules and rental agreement to sign (via Docisgin/AuthentiSign or similar) We will also email you a link to an invoice (on squareup.com) for the additional $300 deposit that is collected outside of the Airbnb system, as allowed by the Airbnb policy “Fees that a Host can collect directly” https://www.airbnb.com/help/article/199/paying-outside-airbnb#section-heading-0-0. We will never ask you for your credit card number.  Instead we have elected to send the invoice for you to process the payment directly on the encrypted and secured card processors site.  Please reply to our Airbnb message with your email address soon after receiving our message, so that we can send these documents to you.

THE ADDITIONAL $300 SECURITY DEPOSIT FOR AIR BNB RENTALS MUST BE PAID NO LESS THAN 14 DAYS PRIOR TO YOUR CHECK IN.  Failure to return the signed agreement or pay the deposit within this timeframe prohibits us from allowing the reservation to continue and may result in a cancellation of your reservation leaving you subject to the cancelation policy. 

 

We do not like having to keep any portion for this deposit and we try our best to work with our guests so that we don’t have to.  We ask that you respect our home, clean up after yourself and guests, leaving the home as you found it.  Any violations of the house rules that incur in an additional cost to clean/fix/replace will first being deducted from this additional security deposit. If the expense is sever the remaining balance to clean/fix/replace will done with a claim through your booking source and covered by their policies.

After your scheduled check-out 

And on-site confirmation that the House Rules were followed, no damage occurred, and the home inventory remained the same, this deposit will be refunded. Repair damage, excluding ordinary wear and tear, caused by Occupant or Occupant’s guests, animals or licensees; (i) clean the Premises; and (ii) replace or return personal property or appurtenances. Within three weeks after Occupant vacates the Premises, Owner shall: (iii) furnish Occupant an itemized statement indicating the amount of any security deposit (iv) received, (v) withheld and the basis for its disposition, and return any remaining portion of the security deposit to Occupant.

  1. Parties are strictly prohibited in Big Bear by San Bernardino County and they will fine you $1000 for a noise or occupancy complaint.  You are responsible for any and all violation charges.
  1. NO SMOKING  No smoking of any substance is allowed on the Premises. If smoking does occur on the Premises, (i) Occupant is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Occupant, Authorized Guests, and all others may be required to immediately leave the Premises, or be removed from the Premises; (iii) Occupant is in breach of this Agreement; and (iv) Occupant forfeits its right to return of any security deposit.
  1. If you believe their maybe a problem checking out on time, please contact the host to work out arrangements ahead of time.  Late check out without prior arrangements, puts our cleaning crew & schedules off track and impacts our incoming guests from checking in on time.  Occupant agrees there shall be no holding over or late departure without prior approval. Any unauthorized holding over by Occupant shall be subject to a charge of 1 and 1/2 times the daily prorated rent, plus any additional damages incurred including, but not limited to, the cost of alternative housing for guests displaced by Occupant’s holding over. 
  1. ARRIVAL AND DEPARTURE:  Arrival: (Date) After 4:00 PM (Time) Departure: (Date) By 11:00 (Time).
  1. AUTHORIZED USE AND GUESTS: 

The number of allowable guests is determined at the time of your booking for the number of adult guests, and children that you entered into your reservation. You are bound by this headcount and may not exceed this headcount at any time. Your headcount will be confirmed via security video upon check-in, and may be rechecked during your stay. Exceeding your reservations headcount will result in a $200 fee as well as any additional charges for having more than 10 guests.

  1. The Premises are for the sole use as a personal vacation residence 

by not more than, thirteen (13) adults OR other combinations with no more than six (6) children provided their is a minimum of 1 adult for every 2 children.  In addition to the Occupant identified in paragraph 1, only the registered guests shall reside at the Premises: Children under the age of 18 must never be left alone on the property without accompanied adult supervision. Doing so is a breach of agreement and cause for immediate cancellation and removal with no refund.  (“Authorized Guests”). No other guests, visitors or persons are permitted. 

 

  1. If the Premises are used, in any way, by more or different persons 

than those identified in this paragraph, (i) Occupant, Authorized Guests and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Occupant is in breach of this Agreement; and (iii) Occupant forfeits its right to return any portion of the monies paid to the booking source for the stay. and forfeits the additional security deposit. Any damage or other issues will result in an additional claim filed with the booking source for damages, which will be collected from the occupant.

  1. KEYS; LOCKS: 

Upon arrival, (or ) Occupant will receive: one key(s) to Premises, key(s) to hot tub/spa , key(s) to common area(s), . Occupant acknowledges that locks to the Premises have not been rekeyed. If Occupant rekeys existing locks or opening devices, Occupant shall immediately deliver copies of all keys to Owner or Owner’s Representative. Occupant shall pay all costs and charges related to loss of any keys or opening devices. Occupant may not remove locks, even if installed by Occupant. 

 

  1. The Spa Cover key 

To unlock the cover, must always remain on the key hook at the back door. If this key is lost or misplaced, there will be a $75 fee for the lost key.

  1. Broken, damaged, reduced inventory items 

Will be deducted from your deposits and files against your account with the the booking source for replacement cost.

  1. NO Jumping on the beds or any furniture 

Is strictly prohibited to prevent billable damage.  Any damages will be deducted from your deposits.

  1. Stains on furniture or bedding 

Is not considered normal wear and tare.  This will result in a minimum of a $300 cleaning fee.

  1. We do understand that accidents can happen, 

Especially with smaller children.  So the mattresses are equipped with a plastic covers below the sheets to protect the mattress from accidents or spills,  if these are removed and an accident or spill occurs you will be charge for cleaning and or replacement of the item. 

 

  1. Any damage or stains to the carpet 

Is not considered wear and tare, This will result in a minimum charge of $300

  1. PET- Dog:  

While we welcome your furry dog companion however, PET MUST BE DECLARED in the booking source reservation: If an unauthorized dog is on the Premises, Occupant is responsible for all damage caused by the pet, Occupant, Authorized Guests, pet(s) and all others may be required to immediately leave the Premises, or be removed from it, Occupant is in breach of this Agreement, and Occupant forfeits its right to return of any security deposit. Pets must never be left alone on the property inside or outside. Cleanliness is of the utmost importance of us, please be courteous of other future guests and remember pets are not permitted the furniture or beds. Be sure to clean any pet messes including fur/hair (inside and outside) prior to leaving.  Residual messes, damage or fur will result in additional cleaning fees. Other animals (except dogs) are not permitted. Failure to declare a pet will result in a fee of $100 plus the current pet fee being add to the reservation.  Bringing more than the numbered registered number of pets in the reservation will result in an additional fee of $200.

  1. The kitchen, BBQ, backyard and fire pit 

Are available for use but must be cleaned by you after use, failure to clean will result in additional cleaning charges deducted from your additional deposits. Propane tanks on BBQ and table must be turned off after each use and prior to leaving the property.  The off knob is located on the propane tank itself.

  1. The kitchen and dining area 

Must be cleaned up and all dishes, utensils, cook ware etc, that was used must be washed through the dishwasher or with hot water & soap, and returned to its original location.  If your running late and leave a clean load of dishes or the dishwasher running when you leave is acceptable and we’ll take care it.  Do not leave any food behind. If you brought it in, pack it out.

  1. Trash and waste attracts BEARS and Wild Donkeys. 

Do not leave any trash behind. Trash days are Tuesday AM, the trash receptacle must close completely, any excess trash needs to be taken with you, or you will by charged a $100 fee that will be withheld from your deposits for the excessive trash to be dealt with.

  1. Spa/Hot tub: 

There is no lifeguard on duty, Use of the outdoor spa or any other activity that disturbs the peace is prohibited by city code between the hours of 10:00 p.m. and 8:00 a.m. Children 14 and under are not permitted in the spa at any time, all posted rules must be followed. For your safety no glassware is allowed near the spa.  Broken glass may not be seen in the spa water and could result in injury.  Backyard access points must remained closed and locked. Spa must be covered and locked when not in use, with heater and jets turned off.  We do everything reasonable to keep our spa running.  If a problem occurs during your stay no refunds or cancellations will be accepted for any loss of any spa time.

        1. (A)-Occupant is responsible for spa safety for themselves and all guests. The spa is not fenced or gated. Occupants attentive personal supervision is required to avoid the risk of severe injury and death. Pools and spas pose serious safety risks & hazards—including injury or death—if not used with attentive care and caution. 
        2. (B)-Occupant understands and agrees to the following: -There is No lifeguard is on duty.
          -Children under the age of 16 are not permitted in the spa, not even for a minute.
        3. -No Glassware. Do not use glassware in or near the spa. Broken glass in spa area may result in heavy additional charges for spa drainage, cleaning and safety inspection. 
        4. (D)-Pets are not allowed in the spa and any evidence of a pet or pet hair being in a spa will result in an additional fee of $150 for spa drainage, cleaning. 
        5. Everybody must shower to remove all body oil and dirt prior to entering the spa. Excessive dirt and oil in the spa could require a complete water change and cleaning.  This will result in in an additional fee of $150 for spa drainage, cleaning. 
        6. -Consuming alcoholic beverages and/or drugs before using the spa can be dangerous and cause serious health risks. 
        7. (G)-Avoid immersion in the spa for prolonged periods.  It is recommend that you exit the hot tub after 15 minutes and completely cool down before reentering the hot tub.
        8. (H)-No Diving or Jumping. Diving or jumping into shallow water can cause serious injury, paralysis or death. This is a spa, not a pool.
        9. -The spa is cleaned weekly by an outside spa vendor.  If this occurs or is required during your visit, refusing to open the door on arrival or refusing the vendor access to maintain the chemical balance and cleaning of the pool will result in an heavy additional charges for the vendors time and cost to return to the property. You will incur a minimum fee of $180.00
        10. -The Spa/Hot Tub may NOT be used if the water level is below the top of the highest jet port along the spa walls, while the spa is unoccupied.  Running the spa with low water levels will damage the spa.  
        11. (K) -The Spa Cover key to unlock the cover, must always remain on the key hook at the back door. If this key is lost or misplaced, there will be a $75 fee for the lost key.
        12. -Occupant and guests agree that the use of the spa is entirely at their own risk.
        13. (M)-Occupant agrees spas contain necessary chemicals that can cause skin rashes, harm or discoloration of swimwear.  Owner is not responsible for any incidents.
        14. (N)-Occupant assumes all risk for themselves and all guests. Owner is not responsible for accidents.           
        15. -Occupant agrees to indemnify and hold harmless Owner from any liability (active or passive) to Owner, Manufacture and the City/County  from any harm or injury caused by using the spa and equipment..
  1. Spa Cover: 
      1. The Spa/Hot Tub Cover must NEVER be placed on the ground OR any where other than fully covering the spa or folded open and pulled onto the Spa Rack that is attached to the back of the spa.
      2. Directions on how to uncover and store the Spa Cover are posted on the fence next to the Spa and inside the house at the back door.
      3. Failure to remove and store the Spa Cover correctly (on the spa rack) for any amount of time (as noted here and on the posted signs) will cause the internal structure of the cover to break down.  Not following these directions will result in a $200.00 fee.
  1. Big Bear City Is Cracking Down 

ON SHORT TERM RENTALS AND WILL FINE YOU FOR VIOLATIONS:  The Big Bear area has strict policies and active enforcement of all short term rentals. Local residents and neighbors monitor occupancy, parking, noise and are looking to report large rowdy groups. Any calls to the police or sheriff department or having additional unregistered visitors will result in immediate termination of your stay with no refund regardless of days remaining, you forfeit this additional deposit and any fines exceed this amount will be filed with Airbnb following their deposit policy to cover any citations and fines against the property owner.  The city considers any head count at any time over the maximum occupancy of 13 a violation, and the same applies to exceeding the allowable parked cars (6) on the lot.  The city may cite you for this.

  1. Broken Items:  Accidents and Issues,  things break, we totally get it.  Getting items delivery up to the Big Bear area can be a disaster and take longer than you would think.  If something breaks please let us know and send us a photo of the broken item so that we can make arrangements to get it fixed or replaced. We do our very best to be attentive and to keep everything in working order.  Because we are not personally at the house every week we rely heavily on our guests communications to alert us to any requirements.   We appreciate you letting us know what you see and we thank you in advance for this.
  1. You are responsible for any damaged or missing items  and will be deducted from your deposits and or a claim filed with your booking source. We do understand that mistakes happen so if you have an accident and something breaks, please send us a picture of the broken item and let us know what happen.  If it was a reasonable accident you can avoid additional fees by notifying us and send us pictures.

Winter time bookings:  

Please beware that chains for your vehicle are required if it is snowing or excepted to snow.  Please ensure that you plan for this when checking in and out, as there is no refunds due to weather or snow unless all three routes to this location are closed by State/county/City officials.  If you are unable to get out of the area upon checking out, there is no guarantee we can accommodate you for a longer stay.  If this becomes a problem call the host immediately and we will try our best to accommodate you as best as we can depending on availability.
