We hope you enjoy your stay in our home and make many wonderful memories with your family and friends.  Below is a list of instructions and tasks that will need to be completed before your departure.  Should you have any questions or problems, feel free to contact one of the contacts listed below, in the order listed.

 

This is our family home 

Owned and managed by our family.  We do our best to provide the basics in the home to get your started on your vacation time here.  Consumables that are left out for you, these typically covers our guests for the time you are here. The items in the home such as toilet paper, paper towels, shampoo, conditioner, soap, lotion, trash bags, etc. may not be enough to carry you through your entire stay.  However, if additional items are needed you will need to acquire the items yourself.  There are several local stores you can choose to shop at. Vons, Stater Bros, Bear Mountain Jr Market, Lakeview Market, Boulder Bay Grocery store and the Dollar Tree.  If there are items remaining at the end of your stay (toilet paper, paper towel, etc.), these belongs to the homeowner and we ask that you do not take anything that you did not bring yourself.

 

Property Check-In

We do our very best to be attentive and to keep everything in working order.  Because we are not personally at the house on every check-in or at check-out we rely heavily on our guests communications to alert us to any non-standard requirements.  We appreciate you letting us know what you see and we thank you in advance for this.  Even though we do get photographs of the property and all of the rooms inside, the last thing we ever want to do, is to think an issue occurred during your stay when it may have happen prior to your arrival.

 

So upon checking-in, please walk through the house and ensure everything is in good order and nothing is damaged.  Any damage to the home itself, flooring, fixtures, furniture, decor etc. or other notable conditions found upon arrival needs to be reported to us within two (2) hours of your arrival. A text message through your booking source (Air BNB or VRBO) with a picture would appreciate and required to relieve of any responsibly for it.  If nothing is reported within the first two hours the assumption will be recorded that everything is in great condition.  You will be held responsible for any problems found after your check-in.  So please communicate any concerns with the first contact on the the contact list.

  • Please remove your shoes while in the house to keep the rugs clean. 
  • Hot Tub – Spa usage hours are from 8:00 AM to 10:00 PM
  • Shower or rinse off your body before getting into the Hot Tub – Spa
  • There should be a floating container in the Spa that releases chorine to maintain the proper chemical balance in the water. It does not harm you to leave this in the spa while you are in the water.  If this in your way, you may also remove it while your in water (storing it on the outside table or chair) if you make sure it is returned to the water as soon as everyone is out.  Do NOT lay this anywhere on the Spa Cover or in the dirt.
  • Please do not splash out the water from the spa.  The water level needs to be maintained to operate correctly. If the water is low, use the hose to refill it.
  • City – County Quite hours are from 10:00 PM to 7:00 AM
  • ABSOLUTELY NO smoking of any form inside the house. If you do smoke, please do so outside of the home away from open windows and properly dispose of your cigarette butts. 
  • ABSOLUTELY NO food or drinks in any of the bedrooms or game room.
  • ABSOLUTELY NO parties, there is a strict NOISE ORDINANCE in Big Bear starting at 10pm, if a neighbor calls the police you will be charged the fine which can be up to $1000.00
  • Occupancy of 13 and parking of 6 cars strictly enforced by the city, if reported and caught out of maximum occupancy you will be charged the fine up to $1000.00. Occupancy max is 13 people at any time on the property not just sleeping.
  • Security Cameras around the exterior of the house are for the safety and security of the home and property.  You are not authorized to touch or obstruct the views of the camera in any way.  Doing so will result in a $500 fine.
  • Do not remove the trash cans from the street, They MUST remain at the street.
  • Any trash that doesn’t fit in a single trash can (at the street) or prevents the lid from closing properly and tight must be taken with you.  Do not leave trash bags next to the trash can. (The wild donkeys & coyotes may like that, but we can not feed them your trash and it’s a mess) You will be responsible for any fines resulting from the mis-handling off the trash.
  • Feel free to utilize the black bath towels (more in the hall closet) for use outside and while enjoying the spa.  Keeping the white towels in the bathrooms.
  • We would like to preserve our white bath towels,  so please use the black towels for removing make-up or other dirty jobs.
  • Please do not put coffee grounds or food down the sink.  The disposal and plumbing in big bear are old school, very small and very sensitive.
  • Speaking of sensitive pipes, do not flush anything down the toilets that nature did not bless through your body.  Most definitely do not flash cosmetic wipes or diaper wipes.  That would result in calling the plumber and additional charges.
  • Please leave the living room lamps on, we like to home to look occupied from the road.
  • Please watch your pet and do not leave them unattended at anytime.  As much as we love to cuddle with our fur babies, we need ask that you keep them off all furniture, beds and never in the Spa.
  • You will find that Big Bear Lake is very dog-friendly!  Take your dog with you so they do not disturb surrounding neighbors. Never leave the dog unattended in the home or backyard.
  • Pick up any and all dog waste on the property prior to your check-out  (if you brought your dog).
  • Our thermostats (2 in the house) must always be set at 65 degrees or higher, this is critical so the pipes don’t freeze in the winter and cold nights.
  • Checkout time is by 11:00am unless other arrangements have been made in advance.  As much as we hate to see you go, we may have new guests checking-in after your departure and that leaves a short window for our cleaning crew to schedule a full house cleaning and sanitizing.

Important Mountain Home Tips

This home is privately owned and managed by the owners.  We work hard to maintain this home as best as we can.  When urgent repairs or fixes are needed we do not live in the immediate area to come to the house.  We do rely on local services and vendors, so we are dependent on their hours of operation and  availability which may be limited on weekends or holidays.

Having a home in the mountains means you will probably see more power outages than you would being anywhere else. In the house we have 3 emergency lights. They should be located in the each bathroom and one in the common area.  When the power goes out, these will automatically light up your path to move through the house. Do not unplugs these, relocate them and please do not let anyone play with them.  They are for emergency use only at which time you can unplug them and use the flash light feature if needed in the house only.

Our emergency first aid kit is located in the cubby bin that hangs on the wall by the back door. We also have an extra box of band aids and antiseptic spray.  If you have an emergency and need any of these supplies, please let us know what was use so that we can replace the items and keep our supplies stocked. 

The electric plug under the sink, is connected to the light switch to the right of the sink. You can only use the garbage disposal OR Dishwasher.  You would need to unplug the dishwasher and plug in the disposal if needed. However, we do ask that you do not put any food or coffee grinds down the sink.

There are a few additional kitchen trash bags, below the current trash bag in the Botton of the kitchen trash can.

The TV’s all have access to Netflix, AT&T Satellite TV, Disney+ and other channels. In the Living room if the Roku is not in the TV so you need to use 

HDMI2 for the Roku but the TV remote to control the TV volume. 

HDMI1 is the DVD player.

We have spare batteries for the remote controls and basketball score board in the first aid kit that is located in the upper cubby’s by the back door.  These batteries are for our devices only. If you find a need to replace any of the batteries, please send us a message with what device you installed the batteries in so we can replace the batteries that we have one hand.

The black bath towels (more in the hall closet) are for use outside and while enjoying the spa.  Keeping the white towels in the bathrooms.  Please help us keep the white towel white and use the black towels for removing make-up or other dirty jobs.

We do not provide maid services so in the hall closet you should find additional towels and bedding available to you if need it.  You are more than welcome to utilize the wash and dryer for items that need cleaned right away.  Laundry soap and such items are on top of the washer.

Heating

The heaters will heat the whole house well if left on all day and the bedroom doors are kept open. Queen bedroom 1 (left of the hallway) is the coldest room, use a plug in heater (located in one of the closets) at night if you want it warmer. Sleeping with the doors open helps to keep the rooms warmer. 

Please only use plug in heaters at night when needed and turn them off and unplug them when awake as they can be a fire hazard left unattended.

If either exterior door is left open, a wind could put out the pilot light on the closest heater. If you find the heater not warming up, check the pilot light at the bottom of the heater.  Utilize the electric heaters in the closet if needed while waiting for the temperature to come up after re-lighting the pilot light (directions below)

Re-light pilot light instructions

  • At the bottom of the heater, there’s a black knob with the words on off and pilot in red, with a red push button. 
  • Start with the black knob, turn it to the off position, 
  • Then push it in and turn it to the word “Pilot” keep holding it down.
  • Now press the red button for a spark and this will light the flame, keep holding the black knob down for about 10 seconds then slowly let up.
  • If the flame stays,  you turn the black knob to the “On” position and it will light right up. 
  • If the flame did not stay, then restart these instructions again.

Air Conditioner

Currently there is no air conditioner installed in this home.  It is in our future plans. In  the mean time we do have fans in the bedroom closets to help cool the house.

Plumbing - Sensitive Pipes

The plumbing infrastructure in Big Bear is old school, very small and very sensitive so please do not put coffee grounds or food down the sink, put these in the trash can.  It is also critical that nobody flushes anything down the toilets that nature did not bless through your body.  Most definitely do not flush any personal hygiene products, cosmetic wipes or diaper wipes.  That will result in requiring a plumber to clear the pipe and you will be responsible the additional charges.

Hallway lights by Master and Game Room

For the hallway lights to be on you have to have the switch above the stove on, the switch outside the master on AND the switch at the end of the hallway.

Backyard Light

The light on the back patio are on a motion setting, When motion is detected near the light, the lights will come on for a period of time, then automatically shut off.  If it bothers you in QUEEN 2 room, just close the blackout curtains.

Extra seating

In QUEEN 1 room there is a folding table and folding chairs, please feel free to use those for extra dinning or seating as needed for larger groups.  There is also a long bench under the kitchen window that can be moved to the dining table.

Broken Items, Accidents and Issues

Things break, we totally get it.  Getting items delivery up to the Big Bear area can be a disaster and take longer than you would think.  If something breaks please let us know and send us a photo of the broken item so that we can make arrangements to get it fixed or replaced.

A Spa cover holds a dense foam inside that is specifically made to help remain the heat, keep the water from evaporating and to keep anybody from getting in and drowning.  It is NOT made to store or holding anything on top of it and most certainly not made for anybody to sit or stand on. The brackets that hold the spa cover are designed to hold ONLY the spa cover.  Hanging, swinging or playing on them in any manner will damage the structure of the spa.  Please ensure that these brackets are used for the spa cover only and never played with. 

Our spa cover needs to be in one of two position at all times.  First position is fully opened covering the entire spa and locked.  The second positions is folded over and on top of the roller brackets that hold the cover. Never lift the spa cover off the spa or the cover bracket.  Never move or store the cover 

anywhere else.  When sliding the cover onto the brackets STOP once the cover has cleared the spa opening. Pulling or pushing past the edge will cause the cover to go to far and fall off the bracket and damage the cover.

Spa User Instructions

SPA:  Use caution when using the hot tub especially at temps over 100 degrees.  Limit your time to 15 minutes, followed by a complete cool down and shower rinse before re-entering.  Everybody and person can react differently to the pool chemicals.  Using the spa is a personal choice and at your own risk.  The home owners and representatives accept no liability.

Vacation rentals in Big Bear and the surroundings areas, have a separate set of city & county laws with a code of conduct that must be followed by all renters.  Many of our house rules are based upon these regulations to ensure you have a safe and enjoyable time here.  The main component here is to be quite and respectful to the full time residents in area.

It is the responsibility of the owner or representative to prevent nuisance behavior and maintain neighborhood peace and quiet. Inform renters and occupants that they are not to violate any noise standards, parking standards, or otherwise create a public or private nuisance, and advise that occupants can be cited for these violations, which could include penalties of $1,000. SBCC 84.28.070(h)

Waste Management

Trash must be properly disposed of in trash receptacles. All exterior trash can lids must be secured and trash cans must be secured in an upright manner. Trash must be removed from the property after each occupancy or at the time of regular commercial trash pick-up. Accumulation of trash and debris on the property or within the residence is prohibited. SBCC 84.28.070(I)

Exceeding the occupancy limit of 10 at any given time, could result in expulsion from the rental, fines up to $2000.00, or both. The approved number of occupants is set by the county and the limit here is 10.

Noise

We know you have good taste in music, but your neighbors might not. So turn down the volume and keep all noise to a minimum. Guests are advised to adhere to quiet hours between 10 p.m. and 7 a.m.

Short-term rentals may not be used for commercial purposes, such as filming, corporate retreats, conferences, or wedding receptions.

We feel our check out list is really about cleaning up after yourselves and making sure you have not left anything behind.  

  • BEDROOMS:  Please leave your bed UN-MADE, there is no need to remove the linens.  If you feel that you must, then leave them in a pile next to the bed. 
  • GAME ROOM:  Check to make sure the basketball game is powered-off and that all games are cleaned up with all game pieces in the correct game box and returned to its original location. 
  • BATHROOMS:  Leave all of your used bath towels and washcloths in a pile on the laundry room floor. 
  • KITCHEN:  Wash all of your used dishes in the dishwasher (to sanitize them) and return the dried item to there original locations.  Please clean up the stove, counters and table to leave it them as clean as it was st check-in.  If you are able to load dishwasher (with out overloading it) and leave it running as you leave would be fine. 
  • KITCHEN:  Double check the oven and refrigerator to ensure that you take all the food & drinks you and your guests bought in, do not leave food in the house that was brought in. 
  • BACKYARD:  If you used the grill please brush and clean off the racks. If any guests smoked or if you brought your Dog.  Please ensure all bits and remains are pick up and placed in the trash you take out.
  • SPA: Check to make sure the spa is clear of any items,  Check that it is turned off and the Spa Cover is properly placed and locked. Make sure the Spa Key is hanging on the key rack at the back door.  There is a $75 charge for a lost Spa key. 
  • WHOLE HOUSE:  Take all of the trash to the trash cans at the street. Any trash that doesn’t fit or prevents the lid from closing tight, must be taken with you.
  • DOUBLE CHECK FOR EVERYONES ITEMS:  Do a quick check in the  bathrooms under all beds in the house for items that belong to your guests..  Check the closets and in the game, check between the bunk beds and wall for keys, glasses and other items.  If anything is left behind we are happy to mail it to you.  There will be a $20 fee for the staffs time plus the shipping charges.
  • ON YOUR WAY OUT:  Set both heaters at 65 degrees when checking out. Do not turn off the thermostats. 
  • Leave the living room lights ON and all other lights and ceiling fans off. 
  • Close and lock all windows.  
  • Close all blinds and drapes 
  • Lock the back door.  
  • As you leave, Lock the front door and verify it is locked from the outside.

Please send a communication text through your booking source to let us know you have completed your check-out and any other information that should be shared with us regarding the house, property and your stay. 

 

SAD TO SEE YOU GO:  Please place the keys back in the lock box, and scramble the numbers when done.
